La normativa introdueix canvis rellevants a la regulaci\u00f3 del lloguer i en el marc jur\u00eddic de l&#039;habitatge a Catalunya.<\/p>\n<p data-start=\"607\" data-end=\"922\">Entre les principals novetats destaca la <strong data-start=\"650\" data-end=\"700\">nova regulaci\u00f3 dels contractes de temporada<\/strong>, que diferencia entre usos tur\u00edstics o de vacances i contractes vinculats a motius professionals, laborals, d&#039;estudis o metges, aplicant a aquests darrers un r\u00e8gim molt similar al del lloguer d&#039;habitatge habitual.<\/p>\n<p data-start=\"924\" data-end=\"1255\">La llei regula per primera vegada els <strong data-start=\"958\" data-end=\"985\">contractes d&#039;habitaci\u00f3<\/strong>, establint requisits d&#039;habitabilitat i l\u00edmits de preu a les zones de mercat residencial tensionat. Aix\u00ed mateix, es crea el <strong data-start=\"1118\" data-end=\"1163\">Registre de Grans Forquilles d&#039;Habitatge<\/strong>, amb noves obligacions de declaraci\u00f3 i un r\u00e8gim sancionador en cas d&#039;incompliment.<\/p>\n<p data-start=\"1257\" data-end=\"1458\">Finalment, s&#039;amplien els <strong data-start=\"1284\" data-end=\"1338\">drets de tempteig i retracte de l&#039;Administraci\u00f3<\/strong> i es refor\u00e7a la supervisi\u00f3 i la inspecci\u00f3 del mercat del lloguer mitjan\u00e7ant la creaci\u00f3 d&#039;una Comissi\u00f3 de Supervisi\u00f3.<\/p>\n<p data-start=\"1460\" data-end=\"1639\">Des de <strong data-start=\"1466\" data-end=\"1483\">Rustic Corner<\/strong>, com a experts immobiliaris a Barcelona, seguirem informant sobre l&#039;impacte d&#039;aquesta normativa en propietaris, llogaters i inversors immobiliaris.<\/p>","protected":false},"excerpt":{"rendered":"<p>La Ley de adopci\u00f3n de medidas urgentes en materia de vivienda y urbanismo, aprobada por el Parlament de Catalunya el 18 de diciembre, ha sido publicada en el DOGC\u00a0 con fecha 31 de diciembre de 2025 y entra en vigor el 1 de enero de 2026.
