Catalonia activates compulsory registration for large holders
Are you obliged to register?
If you manage significant real estate assets in Catalonia, take note: the Generalitat has activated a new mandatory register for large property holders to report their status. This measure is part of the Decree-Law 2/2025 of 25 Februaryand aims to improve the monitoring of the residential market, particularly in stress zones.
Who is affected by this obligation?
It is considered large owner to whom:
He is the holder of 5 or more dwellings at declared stressed areas in Catalonia.
Either it has more than 10 dwellings or a built-up area for residential use exceeding 1,500 m².(excluding garages and storage rooms), anywhere in Spain.
What does registration involve?
Enables the Administration to identifying vacant or inadequately used dwellingsto facilitate their entry into the market.
Failure to register is considered a serious infringementpunishable by a fine of between 9.001 € y 90.000 €.
